Waterfront real estate is not valued by the house alone. The buyer is purchasing a relationship between the home, the land, the shoreline, the dock, the view, the cove, the channel, and the water.

What Waterfront Buyers Evaluate

  • View
  • Cove or channel
  • Water depth
  • Wake exposure
  • Dock size, configuration, and condition
  • Permits
  • Shoreline and seawall
  • Steps to water
  • Outdoor living
  • Boat access
  • Road access and parking
  • Nearby destinations
  • Full-time and seasonal usability

Marketing From the Water

Most people first fall in love with Lake real estate from the water. Waterfront marketing should help buyers understand the property from both directions: arriving by road and approaching by boat.

Depending on the property, that may include boat-level images, dock-to-house perspective, house-to-water perspective, aerial imagery, cove context, shoreline, exterior entertaining spaces, and interior views toward the water.
