At Hermann London, we welcome applicants who participate in Section 8 or other governmental programs. We understand that some tenants may be using Section 8 or other governmental programs to help with housing costs. We aim to provide clear guidelines to help you determine if our rental properties are the right fit for you.

Please note that while these are our general rental guidelines, each property is privately owned, and owners may have specific additional requirements or unique requirements. Below is an outline of our standard expectations:

General Rental Requirements:

  • Credit Score: Minimum credit score of 600.
  • Income Requirements: Income must be at least 3 times the monthly rent, including income from Section 8 or other government programs.
  • Criminal History: No felony convictions against persons or property.
  • Rental History: Positive rental history is required, with a strong preference for applicants with no evictions, collections, foreclosures, or bankruptcies.
  • Lease Terms: Minimum 12-month lease.
  • Occupancy Limits: The number of occupants must comply with county or municipal standards.

Liability Insurance Requirements:

  • Insurance Coverage: Tenants are required to obtain liability coverage of at least $100,000 in property damage and legal liability from an A-rated carrier. This insurance must be maintained throughout the lease term and provided to the landlord prior to occupancy, during lease renewals, or upon request.

Section 8 & Governmental Program Considerations:

If you meet the above income and credit requirements, we are happy to consider applicants with Section 8 vouchers or other governmental program assistance. We will factor the income from these programs into our income-to-rent ratio of 3 times the monthly rent.

Application Process:

  • Application Fees: All applicants over 18 must complete an application, and a non-refundable fee applies for each person.
  • Processing Time: Applications may take 2-3 business days to process.
  • Security Deposit: Once your application is approved, a security deposit is required at the time of lease execution to hold the property.

If you meet these requirements and are using Section 8 or other governmental assistance, we will factor this income into your application. Please note that each property may have specific owner requirements, so it’s important to confirm details for the property you’re interested in.
