We buy houses in St. Louis. Here’s exactly how it works.
Yes, we buy houses, and every other kind of property too: single-family homes, duplexes, four-families, apartment buildings and commercial property, in the condition they’re in, across the St. Louis area. Sometimes we’re the buyer. Sometimes we bring you an offer from an investor we work with, if theirs is the better fit for your house.
Whichever it is, you’ll get one more thing: what the house would bring if you listed it instead. Most people who sell for cash never see that number. We think you should, before you decide.

What we buy
- Single-family houses in any condition, from move-in ready to needing everything.
- Duplexes, three- and four-families. More on selling multi-family property.
- Apartment buildings, with tenants in place.
- Commercial property: retail, office, industrial, land and more, vacant or leased. More on selling commercial property for cash.
- Rentals with tenants in them, including month-to-month leases. More on selling an occupied rental.
- Inherited houses, including ones still full of belongings. More on inherited houses.
- Houses that need work, whether it’s the roof, the foundation, water in the basement, or decades of deferred maintenance. More on selling as-is.
How it works
1. A phone call
Ten or fifteen minutes. Tell us about the house, what’s going on, and when you’d like to be done. Nothing to sign.
2. We walk through it
Usually within a few days. Don’t clean, fix, stage or empty anything. If there are tenants, we’ll work around them.
3. You get an offer, and the listed number next to it
Our cash offer, or an investor’s, written down. Next to it, what we think the house would net you listed on the market, with the costs and timeline for each.
4. You pick a closing date, or you say no
If you take the cash offer, closing happens at a title company on a date that works for you. If you’d rather list it, we can do that too. If the answer is “not right now,” that’s fine, and we won’t chase you.
Why we show you the other number
A cash offer is almost always less than the house would bring listed. That’s the trade: you give up some of the price, and in return you get speed, certainty, and no repairs, showings or clean-out.
Sometimes that trade is clearly worth it. Sometimes a month or two on the market would put a lot more in your pocket. You can only tell by looking at both numbers. Because we’re a full-service brokerage as well as a buyer, we can show you both and be fine with whichever you choose. See the two numbers side by side.
When we’re the buyer, we tell you in writing
Hermann London is a licensed Missouri brokerage, and we’ve been selling houses in St. Louis since 2008. When we make an offer to buy a property ourselves, we tell you in writing, before you sign anything, that we’re licensed real estate agents buying for our own account. You’re always welcome to have your own agent or an attorney review the offer.
That’s the law. It’s also how we’d want to be treated if it were our parents’ house.
Who you’ll be talking to
I’m Adam Kruse. The number on this page is my cell, and I answer it. Our office is on Manchester Road in Maplewood. If listing your house is worth meaningfully more to you than our offer, I’ll tell you, and I’ll show you the math.
Questions we get asked
Do you really buy the house yourselves?
Sometimes, yes. Other times an investor we work with is the better buyer for a particular house, and we bring you their offer instead. You’ll always know which it is.
How fast can you close?
A cash sale can close in a couple of weeks when the title is clear. Liens, probate and tenants can all add time. We’ll give you a realistic date after we’ve seen the house.
Do I have to make repairs or clean it out?
No. Take what matters to you and leave the rest.
What if I still owe money on it?
That’s normal. The mortgage is paid off at closing out of the sale. If you owe more than the house is worth, tell us early, because the options take longer.
Do you buy houses with tenants in them?
Yes, both single-family rentals and multi-family buildings. Leases and security deposits transfer to the new owner at closing.
Is there any cost to get an offer?
No. The call, the walkthrough and both numbers are free, and there’s no obligation.
Tell us about the house
An address and a sentence about what’s going on is plenty to start.
