How long should it take to rent my property?

It depends on price, condition and location, and we will tell you honestly which of those three is the problem. What should not happen is a unit sitting for months with no change in strategy.

What does vacancy actually cost me?

More than almost any fee. One vacant month on a $1,500 rental is $1,500, gone and unrecoverable. A manager who saves you 1% on the management fee but leaves the unit empty an extra month has cost you many times what they saved.

My rental has been listed for weeks with no applications. Why?

Almost always price, photos or condition, in that order. A manager who will not tell you your price is too high is not protecting your income; they are protecting an uncomfortable conversation.

Can I switch property managers mid-lease?

Yes. Tenants stay, lease terms do not change, and management transfers.
