When it is time to sell property at The Lake, the first difficult decision should not be choosing among hundreds of unfamiliar agent names.

Selling Lake property involves more than placing an address in the MLS. The property may need to appeal to full-time residents, second-home buyers, investors, retirees, families, boaters, and buyers relocating from another part of Missouri.
The best strategy depends on what the property is, how it is used, where it is located, what makes it difficult to compare, which buyers are likely to value it, and what information those buyers need before visiting.
We begin by learning:
We analyze relevant sold properties, current competition, waterfront characteristics, condition, dock and shoreline, association factors, buyer demand, location differences, and likely positioning.
Potential items include cleaning, repairs, decluttering, personal property, exterior maintenance, dock and shoreline presentation, contractor coordination, photography preparation, and document collection.
Not every repair is worth making. The goal is to spend money where it improves marketability or reduces risk.
For each listing we identify the likely buyer, what that buyer should remember, the most compelling truthful feature, the objections to answer, what the property looks like from the water, what is difficult to understand online, what proof supports the story, and what the first five photographs should communicate.
Depending on the property: professional photography, floor plan, drone imagery, waterfront imagery, video, MLS presentation, major-site syndication, social promotion, St. Louis-network exposure, agent outreach, and property-specific content.
We help sellers evaluate price, financing, inspections, appraisal risk, personal property, furnishings, closing timeline, contingencies, dock or shoreline issues, association documents, and repair requests.
